An Alpine tale in Kitzbühel

"After Christmas, I often gather friends and family for an evening walk to St. Barbara’s Chapel by the lake. We wrap up the night with hot drinks and something sweet."

Picture an old, abandoned house—creaking beams, walls weathered by time. Now imagine it brought back to life as a cozy, eco-certified retreat. That’s exactly what Marisa Daut has done. Born in Hamburg and based in London, she’s never stopped loving the landscapes around Kitzbühel, where she spent her childhood summers.

During lockdown, while hiking through Tyrol, she came across an old Knappenhaus for sale—one of those small shelters once used by silver and copper miners. It was love at first sight. “I wanted to prove it could become a warm, welcoming holiday retreat,” she recalls. But turning that vision into reality was anything but guaranteed…

“Impossible to renovate,” the experts said. Beetles, mold, pests of every kind… hardly the makings of a peaceful retreat. But the owner wasn’t about to give up.

To install underfloor heating, the entire house had to be lifted onto steel beams, the ground excavated almost entirely by hand—all while respecting the strict rules of a listed building.

Insulation? Done with cellulose and sheep’s wool—100% natural. The result: Green Chalet has held on to all its old-world charm, while proudly earning a prestigious national environmental certification.

Inside, there's no fuss—just smart details and a keen eye for design. On the ground floor, the cozy living room features a sofa crafted from leftover renovation materials. The kitchen, designed by DeVOL, exudes warmth and togetherness, anchored by a large Esse wood stove—perfect for thawing out frosty mornings. The dining area opens straight onto the snow-covered garden, setting the scene for long, leisurely meals.

Upstairs, Marisa has created a sleek home office furnished with pieces by Marcel Breuer and Arne Jacobsen—proof that modernist design fits right in, even in a Tyrolean chalet. Some rooms easily convert into extra sleeping spaces: here, a bench becomes a double bed; there, a reading nook transforms into a guest room. The more, the merrier!

Green Chalet is more than just a house—it’s a Christmas-story come to life, and proof that an old mountain refuge can be reborn as a sustainable haven without losing an ounce of its original charm. With sanded wooden walls, dark beams, and the crackle of the fireplace, time naturally slows down here.

As for how to spend your days: switch between the sauna, snowy walks through the pine forest, and skiing in the nearby mountains. It’s an experience where heritage, nature, and warm hospitality come together in perfect harmony.
